EZ Agents lists Boulder and Boulder County homes for a 1% full-service listing fee, with a $7,500 minimum. On a $1,000,000 sale that is $10,000 instead of $30,000 at a 3% listing fee, a $20,000 difference. On a $1,500,000 sale it is $15,000 instead of $45,000. Buyer’s agent compensation is separate and negotiable.
Why Boulder sellers look at a 1% listing fee
Boulder prices are high, so a percentage-based fee gets large quickly. In July 2026 the median single-family sale price in the city of Boulder was $1.5 million, according to IRES MLS data reported by BizWest (August 12, 2026).
Home prices here in Colorado have nearly doubled in the last decade, which means commissions are higher than ever. At Boulder price points, each percentage point on the listing side is a five-figure decision.
Commissions are negotiable by law. A 1% listing fee is simply a different way to pay for a full-service sale, and the savings show up in your net at closing.

Redfin also states that buyer’s agent commission is not included and that its fees are subject to change.
What’s included in the 1%
The 1% is all-in. It is not a low base price with paid upgrades layered on top. Every listing includes:
- Pricing analysis built on current comparable sales, including AI-powered pricing tools
- Professional photography and a 3D virtual tour
- Placement on the MLS and the major home search sites
- Showing coordination
- Offer review and negotiation
- Inspection and appraisal handling
- Contract-to-close management, including deadlines and the closing itself
This covers Boulder and the surrounding Boulder County market, including Louisville, Lafayette, Superior, Longmont, Erie and Niwot. Each of these markets has its own mix of homes, from older ranches and bungalows to newer construction on master-planned streets, and pricing starts with the comps closest to your home.
How it works: four steps, Steve on every one
EZ Agents is a solo practice. Steve Novak spent years helping run large teams at major brokerages before founding EZ Agents, and today he personally handles every listing from pricing to closing. He closes 5 to 8 deals a month and is ranked #6 in Denver by RealTrends.
1. Price
Steve reviews the recent sales and active listings closest to your home and gives you his own read of value from that data. The aim is to price in front of the market rather than behind it.
2. Prepare
Steve walks through what is worth doing before photos and what is not. Then professional photography and a 3D tour are scheduled.
3. Market
The listing goes live on the MLS and the major search sites. Showings are coordinated and buyer agent feedback is collected.
4. Negotiate and close
Steve reviews every offer with you, negotiates terms, and handles the inspection, appraisal and contract deadlines through closing day.
No up-front fees. The 1% listing fee is paid only at a successful closing.
The honest fine print
Buyer’s agent compensation is separate. The 1% covers the listing side only. If you choose to offer compensation to a buyer’s agent, that amount is separate and negotiable, and it is your decision.
There is a $7,500 minimum. 1% equals $7,500 at a $750,000 sale price, so the minimum only applies below that. At typical Boulder prices it rarely comes into play, though it can for some condos and smaller homes in the county.
Fees are negotiable. Every figure on this page is an illustration. Your actual numbers depend on your sale price and the terms you agree to.
Buying and selling in Boulder County
Many sellers are also buyers. If you buy your next home with EZ Agents, you receive a 50% buyer commission rebate on the purchase.
The rebate is not a check. It appears as a “Credit From Agent” line on your settlement statement and comes off what you owe at the closing table. Here is how closing credits work.
As an illustration, assume a 2.8% buy-side commission on a $1,000,000 purchase, which is $28,000. Half of that, $14,000, comes back to you as a credit. That alone exceeds the $10,000 listing fee on a $1,000,000 sale. Buy-side commissions are negotiated on every deal, so 2.8% is only the assumption behind this example.
