Simple. As part of the purchase offer, we will negotiate in writing that our commission be paid by the seller or listing brokerage. If we cannot get a commission of at least 1.5% paid by the selling side, then we will simply recuse ourselves from the deal and you will be free to work with whomever you’d like.
Then you keep it! At closing we will provide a commission rebate back to you for all the commission after the 1.5%. On average our buyers have received over $10,000 as a rebate at closing.
