Do You Need a Realtor for New Construction?
Here's what you need to know, Builders price in the commission paid to agents and will not reduce the price if you are not using an agent. They do not discount, they pocket the commission. The best thing you can do is work with an experienced new construction Realtor and get a part of the commission the builder offers as a rebate back to you. This will save you thousands in closing costs and fees.
Specifically, the reason they do this is to protect their comps (comparable home sales). If they sell a home to Person A and then sell the exact same home to Person B for a lower price because Person B did not use an agent, then they hurt their own comps and negatively affect their ability to continue raising prices over time. This also hurts their own customers by lowering the value of the homes that they previously sold.
PRO TIP: Builders often have in house mortgage lenders that can offer great benefits such as low interest rates or cash towards closing costs. By working with an in house lender and receiving a commission rebate from your agent, you can get a lower interest rate and have all of your closing costs paid for you - all at no cost to you. This can save you thousands in up front costs AND lower your monthly payments.

Frequently Asked Questions
The commission offered by a builder will vary from builder to builder and can even depend on the community. Most builders offer somewhere between 1-3% commission and that commission can be off the original base price of the home or the final sales price (after any potential upgrades, lot premiums, etc.).
So, who pays the realtor commission on new construction? Our commission comes directly from the builder – not you. There are no hidden fees or costs to you. We have a $5,000 commission minimum, but outside of that instance your rebate will be 50% of whatever the builder pays us.
There are numerous ways the rebate can be applied. Unlike a traditional resale home, the builder has much more leeway in making that decision and it is something we would discuss with their sales rep in our first meeting. Most often the rebate is applied towards closing costs and prepaids, but it may also be used as a price reduction on the purchase price or as a credit towards upgrades IF the builder approves it. You may also choose to use the rebate to buy down points on your mortgage and lower your interest rate.

The key is to contact us BEFORE you visit any builders in person on site and schedule a time for us to attend your initial meeting with you.
