Colorado’s Rebate Realtor
I split my commission 50/50 with you.
So what’s the catch?
My average buyer gets more than $10,000 back at closing. Here’s exactly how it works, and why it isn’t a gimmick.

That’s half my commission. I know how that sounds.
A Realtor handing back half his commission?
There’s got to be a catch.
Sort of.
But not really.
Here’s how it actually works.
The elephant in the room
The internet changed everything about how you find a home.
You find the houses yourself now.
On your phone, on whatever search site you have open, with alerts hitting your inbox the minute something new comes on.
You know the neighborhood. You know what the house down the street sold for.
You’ve looked at every photo of every listing in your price range… most likely at 11 at night in your pajamas.
But home prices here in Colorado have nearly doubled in the last decade.
Which means commissions are higher than ever.
Where the money actually goes
And here’s the part nobody tells you.
Most of that commission never actually reaches the agent.
Home search websites sell leads to agents for a huge cut.
The big name brokerage the agent works for takes a cut.
The “team leader” also takes a cut.
Then desk fees, franchise fees, the office and on and on.
By the time it’s all paid out, the agent keeps whatever’s left.
And guess whose deal all of that comes out of?
Yup. Yours.
I watched it from the inside
I spent years helping run large teams at major brokerages, so I watched that model from the inside.
It was the buyer funding the brokerages and the team leaders and the corporations, through commissions inflated to cover all of it.
Nobody says that part out loud.
And what I learned was that most buyers today don’t need an agent to find them a home.
They need an agent for the things they can’t do on their own.
The contract. The negotiation. The inspection. Everything else that gets you from finding the home to closing on it.
That part I do myself, on every single deal.
So I built something different
I’m EZ Agents. One agent. Me.
- No office.
- No franchise.
- No team taking a cut.
- No desk fees.
Which is why I can give you 50% of my commission back.
Not a credit toward something later.
An actual “Credit From Agent” line on your settlement statement.
Whatever you were bringing to closing, you bring that much less.
So here’s the actual catch
I tell people all the time that my model isn’t the right fit for everyone.
But when it is a good fit, it tends to go really well.
So let me lay it all out for you right now.
You find the home online. You’re already doing that, and you’re better at it than I am.
Then you reach out to me directly and I take over from there.
I schedule the showing.
I arrange a fully licensed agent to meet you there and let you in.
After the showing, if you have questions, you call me.
I handle everything except physically attending the showing.
As you can imagine, I’m not driving all over town opening doors for people.
That saves me a significant amount of time.
Everything else is still me.
The offer. The negotiation. The inspection and what you ask for after it. The appraisal. The deadlines. The closing table.
All of it, on every single deal.
So I close more deals, and I pass both the savings and the experience back to you.
It’s a win-win.
The other honest part
Because I’m a single agent, there’s a $7,500 minimum on my side.
So under roughly $545,000 the split isn’t exactly an even half.
I still rebate you everything above the minimum.
I’d rather you know that now than find out after calling me.
The part people don’t expect
Giving half of it back doesn’t make me a lesser agent.
It’s the reason I close more deals than 99% of agents in Colorado.
None of that happened in spite of the rebate.
It happened because of it.
Buyers come to me because I give half back, and that volume is exactly what makes giving half back work.
So you’re not choosing between a discount and a good agent.
You get both.

Let’s get started
Nothing up front. Nothing owed if you don’t buy.

Is the rebate actually legal in Colorado?
Yes. Commission rebates to buyers are permitted in Colorado. It appears as a “Credit From Agent” line on your settlement statement at closing.
Do I get less service for it?
Full service. I handle everything except physically attending the showing. I schedule it, a fully licensed agent meets you there, and the offer, the negotiation, the inspection and the closing are mine on every deal.
What does it cost to talk?
Nothing. There are no up-front costs. I’m paid out of the commission at closing, and only if you close.
$7,500 minimum commission per transaction. Rebate amounts vary with purchase price and the commission offered on the property. The rebate is delivered as a credit on the buyer’s settlement statement at closing.
