Remuda Ranch does not work like a production community
Most new construction communities have a builder sales office. You walk in, a sales manager registers you, and the builder pays a published commission to whoever represents you. Remuda Ranch is not built that way.
Here you are buying either a homesite or a finished home from the developer, listed by a brokerage, and then building with one of six independent custom builders. There is no sales center and no builder registration desk. That changes who you negotiate with, but it does not change the fact that a commission is usually being paid to someone on the buyer side. Our job is to make sure that someone is working for you, and to send half of it back.
Pro tip: stack the rebate with the builder’s lender incentive
Builders often have in-house mortgage lenders that can offer real benefits — a lower interest rate, or cash toward your closing costs. Working with the in-house lender and taking a commission rebate from your agent are not an either/or. You can get the lower rate and have your closing costs covered, at no cost to you. That can save you thousands up front AND lower your monthly payment.
About Remuda Ranch
Remuda Ranch sits southwest of Castle Rock in Sedalia, on the historic Wiens Ranch. The developer is Tom Wiens, through Remuda Ranch Development LLC. About 90 homesites are planned, with roughly 1,400 acres of the original ranch preserved as open space around them. Interior streets are Remuda Ranch Parkway, Doc Bar Circle and Dual Rey Point.
It is about fifteen minutes to downtown Castle Rock, with Bear Dance Golf Club and the Dawson Butte trailhead nearby. Homes are in Douglas County School District RE-1. Assigned schools vary by address, so confirm them for a specific lot before you buy.
One thing worth knowing up front: the marketing describes quarter-acre to two-acre homesites, and both ends are real. Listed lots range from under 9,000 square feet to over an acre. If acreage is the reason you are looking here, check the specific lot rather than the brochure.

Bring us in before you sign
- There is no builder sales office to register at, so the usual first-visit rule does not apply the way it does at a production community.
- What does apply is the contract. Once you are under contract or committed to a builder agreement without representation, there is nothing left to split.
- None of the six builders publishes a co-op commission, and neither does the developer. We confirm in writing what is being paid on the specific home or lot before you commit, so your rebate is based on a real number.
