Do you need a Realtor to buy in Crystal Valley?
No, you can buy directly from a Crystal Valley builder. But having your own agent costs you nothing, because the builder pays the buyer’s agent commission. With EZ Agents, you also get 50% of that commission back at closing. The catch: most builders require your agent to be registered before or at your first visit.

About Crystal Valley
Crystal Valley (often called Crystal Valley Ranch) is a master-planned community on the south side of Castle Rock, just east of I-25. The community covers about 1,500 acres, with approval for roughly 3,100 homes, and it borders about 600 acres of open space and wildlife areas.
The centerpiece amenity is the Pinnacle recreation center, with a clubhouse, fitness center, outdoor pool and splash zone. Around it you’ll find walking and biking trails, pocket parks, sports fields, a dog park and a sport court, plus a single-track trail along the ridgeline above the neighborhoods. Many of the newer homesites sit on elevated terrain with open views.
Getting around is changing. The new Crystal Valley interchange on I-25 opened its northbound on- and off-ramps on July 2, 2026, and the southbound ramps are scheduled to open in 2027. Homes in Crystal Valley are served by Douglas County School District.

Register your agent before your first visit
Each Crystal Valley builder has its own agent registration rules. Here is how the active builders handle it:
- Toll Brothers: your agent must be registered at your first visit. Protection lasts 90 days.
- Richmond American Homes: your agent registers you online or in person, and you must confirm within 4 calendar days. Registration is valid for 30 days, and it is void if you registered with Richmond American on your own in the prior 30 days.
Once you walk into a sales office alone, the builder may treat you as an unrepresented buyer, and you can lose the ability to have an agent paid, which means losing the rebate too. Call us first. We register you with the builder before your first visit and can be there with you when a builder requires it.

Does Toll Brothers or Richmond American pay a buyer agent commission in Crystal Valley?
