Buying a Lennar Home in Colorado? Keep Half the Realtor Commission
Lennar has the strictest registration rule of any builder we work with: your agent has to be with you the very first time you look, and that includes a self-guided tour or a virtual one. Get it right and you keep half our commission.

Does Lennar pay buyer agent commission?
In many communities, yes, but Lennar is unusually direct that it is not universal. Their policy opens with it: “While customers are free to use their own broker/agent when purchasing a home from Lennar, Lennar does not pay commissions to cooperating real estate brokerages in all communities.”
No Colorado percentage is published. The amount is set in a written Cooperating Broker Agreement that has to be executed before or at the time you go under contract, not after.
Pro tip: the buydown and the rebate are not an either/or
Buyers assume they have to pick one. They don’t. A builder’s rate buydown is a seller concession paid out of the sale proceeds. Our commission is a cost of sale the builder has already budgeted. They come off different lines, so taking the financing incentive does not reduce what comes back to you, and taking the rebate does not disqualify you from the buydown. Ask about both, in that order, and get the answer in writing before you sign.
Lennar’s registration rules, and the trap in them

Read the first row again, because Lennar’s version is broader than anyone else’s. For most builders the trigger is walking into a sales office. For Lennar it is any first contact, and they list four kinds. Filling out a form on their website counts. Chatting with their internet sales team counts. Clicking through a virtual tour counts.
That is a rule a lot of people break weeks before they have any idea they are shopping seriously. It is also why, with Lennar specifically, the right order is to call us first and browse second.

Lennar lists 22 actively selling Colorado communities from around $339,000. They sell several named collections inside most master plans, so one community often appears as four or five listings.

Examples only, assuming the builder pays a 2.5% co-op. Lennar does not publish its rate and does not pay in every community, so the real figure is whatever the Cooperating Broker Agreement says. Our side is subject to a $7,500 minimum commission, which is what holds the $450,000 example below a straight half.
Current Colorado incentive
Lennar is running up to $5,000 toward closing costs on select move-in ready homes in Colorado, for purchase agreements signed between December 17, 2025 and December 15, 2026, closing by December 31, 2026. The offer requires financing through Lennar Mortgage.

Worth knowing: 84% of Lennar buyers who financed last year used Lennar Mortgage. Their own disclaimer says using it is not required to purchase, only to get the incentive. Whether the incentive beats a better rate elsewhere is arithmetic, and it is worth actually doing rather than assuming.
Two things specific to Lennar
Everything’s Included. Lennar’s model is fixed-spec rather than an options catalog. Luxury vinyl plank, quartz counters, blinds, stainless appliances, air conditioning, washer and dryer come as standard rather than as upgrades. Their own disclaimer is that “all features and products can vary by community and homesite,” and they reserve the right to substitute “items of equal or higher value, in our sole opinion.” For buyers who do not want to spend three weekends in a design center, this is a feature. For buyers who want a specific finish, it is a constraint.
The warranty is shorter in Colorado. Lennar publishes a 1-2-10 limited warranty nationally, one year workmanship, two years systems, ten years structural. Their warranty page then states that the length “is shorter in Colorado and Utah” and does not say by how much. We ask for the actual Colorado warranty document before you go under contract, and you should read it.
How it works
- Call us before any contact with Lennar. Not just before the first visit. Before the website form, the chat, the virtual tour, all of it.
- We walk in with you the first time. Lennar requires accompaniment on the initial visit, in person or virtual.
- We watch the 60-day clock. If you are still looking, we return to the sales office with you to extend it before it lapses.
- You get half back at closing. Credited at the closing table. Nothing up front, nothing owed if you don’t buy.

I filled out a form on Lennar’s website. Did I lose the rebate?
Possibly, for that community. Lennar’s policy counts the first contact with any Lennar employee, including internet sales, as the registration trigger. It is worth asking rather than assuming, and it does not affect their other communities or other builders. Tell us what you did and when.
Does Lennar pay in every Colorado community?
No, and they say so in writing: “Lennar does not pay commissions to cooperating real estate brokerages in all communities.” We confirm community by community before you get attached to a floor plan.
How long does my registration last?
60 days. It can be extended once by another 60 if your agent physically returns to the sales office with you before the first period expires.
Is the Colorado warranty really shorter?
Lennar’s own warranty page says the length of its limited warranty “is shorter in Colorado and Utah.” They do not publish the Colorado terms. Ask for the warranty document in writing before contract.
Do I have to use Lennar Mortgage?
No. Their disclaimer says use of Lennar Mortgage “is not required to purchase a home,” but the published closing cost incentive is conditioned on it. Run the numbers both ways before deciding.
