Do you need a Realtor to buy in Tanterra?

No, you can buy directly from a Tanterra builder. But the builder’s sales agent works for the builder, and on new construction the builder pays the buyer’s agent commission. Having your own agent costs you nothing, and with EZ Agents you get 50% of that commission back at closing.

The catch is timing. Builders expect your agent to be registered before or at your first visit. Once you tour a model alone, you can lose the ability to have an agent paid, and with it the rebate.

About Tanterra

Tanterra is a master-planned community in Parker, in Douglas County, about 20 miles southeast of downtown Denver. It sits along Hess Road, with access from the Chambers Road extension that links to Stroh Road and Crowfoot Valley Road. The sales offices are on Standing Elk Drive and Mighty Eagle Avenue. Downtown Parker and the Reuter-Hess Reservoir recreation area are close by.

The master developer is E5X Management. At full build-out Tanterra is planned for roughly 1,200 acres and about 3,300 homes, built in phases. The land plan follows what the developer calls “Parkitecture,” a design approach that works the streets and homes around the natural landforms.

Open space is the headline: about 286 acres of open space and 50 acres of neighborhood parks are planned. The centerpiece is Trailhead Park, a 30-acre park with multi-level play areas, a single-track bike trail, multi-purpose turf, shade structures, trails and a pool. A main community park is planned with a clubhouse, pool, playground and sports courts, tied together by an extensive trail system. Tanterra is in the Douglas County School District.

Register your agent before your first visit

Each Tanterra builder has its own agent registration rules:

  • Lennar: your agent must be registered at initial contact and join your first visit. Registration lasts 60 days.
  • Richmond American: your agent registers online or in person, and you must confirm within 4 calendar days. Registration is valid for 30 days, and it is void if you registered with Richmond American on your own in the prior 30 days.
  • Trumark Homes: registration rules vary by builder, and many require the agent to be registered before or at the first visit. Call us before you tour so we can confirm the current process.

The simplest move: call us before you visit any Tanterra model. We register you with the builder ahead of time and can be there with you when a builder requires it. If you walk into a sales office alone, the builder may treat you as unrepresented, and you can lose the rebate.

Examples only, assuming the builder pays a 2.5% co-op. Co-op varies by builder and is confirmed before you sign. A $7,500 buy-side commission minimum applies, so on lower-priced homes such as the Lennar townhomes the rebate is less than half (for example, $3,750 on a $450,000 home if the builder pays 2.5%). The rebate can often go toward closing costs or a rate buydown, subject to lender approval.

  2. We register you and join where required. We register you with each builder before your first visit and come with you when the builder requires it.

Which builders are building in Tanterra?

As of September 2026, three builders are selling at Tanterra: Lennar (The Parkside Collection townhomes), Trumark Homes (Starling paired homes plus Kestrel and Osprey single-family homes) and Richmond American (single-family ranch and two-story plans). Builder lineups change as new phases open, so call us for the current list.

Do Tanterra builders pay a buyer agent commission?

The builders at Tanterra pay a co-op commission to a buyer’s agent who is properly registered. None of them publish the rate, and it can differ by builder and by home. We confirm the co-op before you sign a purchase contract.

Can I still get a rebate if I already visited a Tanterra model?

It depends on the builder’s registration rules. If you walked into a sales office alone, the builder may already treat you as unrepresented, and registration may be lost. Call us before you go back and we will check with the builder, but we cannot promise it can be fixed.

How much could my rebate be at Tanterra?

It depends on the price and the co-op the builder pays. As an example, if the builder pays 2.5% on an $800,000 home, the commission is $20,000 and your 50% rebate would be $10,000. Co-op varies, and we confirm it before you sign.
