Do you need a Realtor to buy in The Canyons?
No, you can buy directly from Shea Homes without an agent. But the builder pays a buyer’s agent commission either way, and the sales team represents the builder. With EZ Agents registered before your first visit, you get your own advocate on contract, negotiation, inspections and closing, plus 50% of our commission back as a rebate.
The catch is timing. Once you walk into a sales office alone, the builder may treat you as unrepresented, and you can lose the ability to have an agent paid. No agent paid means no rebate.
About The Canyons
The Canyons is a master-planned community in Castle Pines, in Douglas County, about 20 miles south of downtown Denver. It sits east of I-25 between Castle Pines Parkway and Happy Canyon Road, with highway access at I-25 exit 188 via Castle Pines Parkway. Shea Homes is the master developer and the builder currently selling.
According to the City of Castle Pines, The Canyons covers 3,343 acres, with about 1,280 acres of open space and 316 acres set aside for parks. The community reports 13+ miles of trails today, planned to reach 15 miles at completion. Homes are single-family designs, including ranch, two-story, main-floor primary and multi-generational floor plans.
Amenities include Canyon House, a clubhouse with dining and fitness space; The Exchange coffee house; Canyon Village with a resort-style pool and pickleball courts; and The Green event lawn. The Canyons has an HOA.
The community is served by Douglas County School District. The district lists Timber Trail Elementary, Rocky Heights Middle School and Rock Canyon High School for The Canyons, and land is set aside for future public schools. Confirm school assignments with the district for a specific address.

Does Shea Homes pay a buyer agent commission in The Canyons?
Shea Homes pays a co-op commission to a buyer’s agent who is properly registered. The rate is not published and can vary, so we confirm it with the builder before you sign a contract. That commission is what funds your 50% rebate.
Can I still get a rebate if I already visited the model?
