Do you need a Realtor to buy in Montaine?
No, you can buy directly from Toll Brothers or DRB Homes. But the builder’s sales team works for the builder, and the price is usually the same with or without an agent. On new construction the builder pays the buyer’s agent, so having your own agent costs you nothing, and with EZ Agents you get 50% of that commission back.
The catch is timing. Once you walk into a Montaine sales office alone, the builder may treat you as unrepresented, and you can lose the ability to have an agent paid. That means no rebate. Call before you tour.
About Montaine
Montaine is a master-planned community on the south side of Castle Rock, near Crystal Valley Parkway and Plum Creek Boulevard, about five minutes south of downtown Castle Rock. Toll Brothers is the master developer. Toll Brothers lists drive times of about 15 minutes to Inverness, 15 minutes to E-470, 25 minutes to the Denver Tech Center and 45 minutes to Denver International Airport.
The community’s signature feature is Mount Montaine, which Toll Brothers describes as the highest point in Castle Rock, with trails leading to the top. Montaine includes 548 acres of open space and 13 miles of walking, biking and hiking trails, with views of the Rocky Mountains to the west and the plains to the east.
Amenities include an all-ages clubhouse with a pool, fitness center, splash zone, parks and a playground. Regency at Montaine, the age-restricted 55+ neighborhood, has its own amenity center with a pool, fitness center, tennis and pickleball courts, and a clubhouse with a library. Homes are in Douglas County School District.
Montaine mixes single-family homes from Toll Brothers and DRB Homes with Toll Brothers’ Regency 55+ collections, so floor plans range from about 1,600 square feet in single-level Regency designs to more than 5,000 square feet in some DRB homes with finished basements.

Is Regency at Montaine a separate builder?

Can I still get a rebate if I already visited the model?
It depends on the builder’s registration rules. If you visited alone, call us and we will check, but your registration may already be lost. The safest path is to call us before any visit.
