Buying a new home in Rendezvous? Talk to EZ Agents before your first visit to the sales center. When the builder pays a buyer’s agent commission, we rebate 50% of it back to you at closing.
Do you need a Realtor to buy in Rendezvous?
No. Koelbel sells Rendezvous homes directly and you can walk into the sales center on your own. The price is the same either way, so the real question is whether the money a builder budgets for a buyer’s agent ends up with someone working for you or stays with the builder.
The catch is timing. At most builders, if you tour first and bring an agent later, the agent is cut out and so is any rebate. Koelbel does not publish its registration rule, which is exactly why the call should come before the visit rather than after it.
Pro tip: stack the rebate with the builder’s lender incentive
Builders often have in-house mortgage lenders that can offer real benefits — a lower interest rate, or cash toward your closing costs. Working with the in-house lender and taking a commission rebate from your agent are not an either/or. You can get the lower rate and have your closing costs covered, at no cost to you. That can save you thousands up front AND lower your monthly payment.
About Rendezvous
Rendezvous is a roughly 1,150 acre master-planned mountain community on the forested hillside above the Fraser River Valley, built on the historic Cozens Ranch. Koelbel and Company bought the ranch in 1999 and finished the first homes in 2002. Ground broke on the expanded Winter Park section in 2022 and models opened in 2024.
Koelbel is both the developer and the builder here. There is no second builder in Rendezvous, which means one sales office, one set of plans and one set of terms.
Winter Park Resort puts the drive from the Denver metro area at 75 miles by I-70 and US 40, and 90 miles from the airport. The Lift, the free local shuttle, runs eight routes in winter and spring between the resort and the towns of Winter Park, Fraser and Granby.
On-site amenities include the Rendezvous trail system, groomed in winter for cross country skiing, Mary’s Pond for catch and release fishing, and Idlewild Park, which opened in 2025. The Rendezvous Mountain Club, a private ski storage and gathering space near the gondola at the resort, is a separate opt-in membership at $1,475 for a family or $850 for an individual for the 2026/2027 season.

Prices are the list prices published on Koelbel’s available homes page in September 2026 and they change often. Koelbel is currently advertising a $75,000 buyer credit on the High Grove Loop townhomes as a limited time offer. HOA dues are $250 per month. Talk to us before your first visit
- Koelbel runs a broker program called the Koelbel Kollective, but it does not publish a registration rule or a co-op commission amount anywhere on its site.
- That makes the first visit the moment that matters. Builders who do publish a rule almost always require the agent to be registered at or before first contact, and a solo visit cannot be undone afterward.
- We confirm the compensation in writing with Koelbel before you commit to anything, so your rebate is based on a number we have seen rather than an assumption.

Koelbel and Company, through Koelbel Mountain Communities. Koelbel is both the master developer and the only builder in Rendezvous, selling townhomes, paired homes, single family homes and custom homesites at The Ridge.
What do homes cost in Rendezvous?
As of September 2026, published list prices run from $1,383,991 for a townhome on High Grove Loop to $2,915,000 for a single family home. Paired homes on Spruce Tree Way are listed in the $1.7 millions. Custom homesite prices at The Ridge are not published.
Does Koelbel pay a buyer’s agent commission in Rendezvous?
Koelbel does not publish a co-op commission or a broker registration policy. We confirm the terms with the builder in writing before you commit to anything, and your rebate is half of whatever they pay. If they pay nothing, we tell you that before you are in a contract rather than after.
Is Rendezvous in a metropolitan district?
Yes. Rendezvous is served by the Rendezvous Residential Metropolitan District. Its 2026 budget resolution certifies 0.000 mills for general operations and 24.000 mills for debt service. Mill levies are certified per district rather than per home, so check the certified rate for the specific address with the Grand County Assessor.
