Buying in RainDance or The Fairways? Call us before your first visit to a sales office. Trumark will not pay a buyer’s agent who was not registered on that first visit, and we rebate 50% of our commission back to you at closing.

Read this before you drive to Windsor
Trumark Homes, the builder at The Fairways, publishes its broker policy, and it is strict. In Trumark’s own words, brokers “must physically accompany and personally register their client” on the first visit to a Trumark community, and “if the Prospect has previously visited a community without their Broker/Agent, no compensation will be paid.”
Not reduced. None. On a $1.5 million home, one unaccompanied Saturday afternoon at the sales office is the difference between a rebate in the twenty thousands and nothing at all. Registration is also good for only 90 days, and it is per community, so being registered at one RainDance neighborhood does not cover you at the next one.

The Fairways in RainDance
The Fairways is Trumark’s golf frontage neighborhood inside RainDance, and it is small: eleven homesites on 70 foot lots, with select homesites backing RainDance National. Homes run 3,001 to 4,718 square feet, three to four bedrooms, with three car garages and partially finished walk-out basements.
Pricing starts at $1,460,000 for The Broadmoor at 3,001 square feet and $1,500,000 for The Isleworth at 3,110 square feet. A finished home at 1613 Flourish Court, 4,718 square feet, is listed at $1,649,900.

Pro tip: stack the rebate with the builder’s lender incentive
Builders often have in-house mortgage lenders that can offer real benefits — a lower interest rate, or cash toward your closing costs. Working with the in-house lender and taking a commission rebate from your agent are not an either/or. You can get the lower rate and have your closing costs covered, at no cost to you. That can save you thousands up front AND lower your monthly payment.
About RainDance
RainDance is a master-planned community in Windsor developed by The Water Valley Company, founded by Martin and Viki Lind. It started in 2017 and is planned for more than 2,700 homes alongside miles of trails and hundreds of acres of farmland.
RainDance National Golf Club opened in July 2022 and is public, not private. At 8,463 yards it is the longest golf course in North America, sitting at 4,800 feet with 250 feet of elevation change across the property. Harrison Minchew designed it with PGA Tour champion Fred Funk consulting.
The amenity list is unusual for Northern Colorado. Hoedown Hill is an in-community hill with skiing, snowboarding and tubing. The RainDance River Resort has a lazy river, a water slide and lap lanes. There is also a 13 acre play park, a community orchard and farm residents can pick from, and roughly 15 miles of trails. Homes are in Windsor RE-4 School District.

How it works
- Call before you tour. Tell us which RainDance neighborhoods you want to see and when you are going.
- We register you and go with you. Trumark requires the agent to be there in person on the first visit, so we are there in person.
- We negotiate and you get 50% back at closing. Steve Novak handles the contract, the inspection and the walkthrough, and half of our commission goes back to you.

Can I still get a rebate if I already visited a RainDance sales office alone?
At a Trumark community, no. Trumark’s published broker policy states that if the buyer has previously visited a community without their agent, no compensation will be paid, which leaves nothing to rebate. The other builders in RainDance do not publish their policies, so call us and we will find out where you stand before you go any further.
Who is building in RainDance?
As of September 2026 the active builders are Trumark Homes at The Fairways and Festival, American Legend Homes at The Greens and the RainDance National 60s and 70s, Hartford Homes at the RainDance Condos, and custom homesites at Emerald Estates. Trumark’s Acadia and Sugar Hills neighborhoods are sold out.
How much are homes at The Fairways?
The Fairways starts at $1,460,000 for The Broadmoor at 3,001 square feet, with The Isleworth from $1,500,000. A 4,718 square foot finished home is listed at $1,649,900. It is an eleven homesite neighborhood, so availability is limited.
Is RainDance in a metropolitan district?
Yes, and there are three of them. RainDance Metropolitan District No. 3 certified 44.778 total mills in its 2026 statutory disclosure notice. That is the district portion only, and which of the three districts covers a particular lot varies, so pull the actual certified rate for the address from the Weld County Assessor before you buy.
