Do you need a Realtor to buy in Lyric?
No, you can buy directly from the builder. But on new construction the builder pays the buyer’s agent commission, so having your own agent costs you nothing out of pocket. With EZ Agents, you also get 50% of that commission back at closing. The catch: your agent generally has to be registered before or at your first visit.

Builders often have in-house mortgage lenders that can offer real benefits — a lower interest rate, or cash toward your closing costs. Working with the in-house lender and taking a commission rebate from your agent are not an either/or. You can get the lower rate and have your closing costs covered, at no cost to you. That can save you thousands up front AND lower your monthly payment.
About Lyric
Lyric at RidgeGate is a master-planned neighborhood in Lone Tree, on the east side of I-25 within the larger RidgeGate community. Shea Homes is the master homebuilder, and Coventry Development Corporation is the master developer for RidgeGate. When Lyric was announced in 2021, plans called for about 1,900 homes across five phases, with the first phase covering 185 acres.
The location is a big part of the appeal. Lyric sits close to I-25 and the RidgeGate Parkway light rail station, with Park Meadows shopping and the Lone Tree Arts Center nearby. The home mix is broad: condos, townhomes, rowhomes, and single-family homes in two-story, three-story and ranch-style designs.
Amenities center on The Groove, a community hub with a restaurant, fitness space and an outdoor pool. Lyric Park, Bebop Park and Poet’s Park anchor the neighborhoods, and miles of trails link to the wider RidgeGate open space and regional trail network. Lyric also borders the site of High Note Regional Park, an 80-acre City of Lone Tree regional park.
Lyric is in Douglas County School District. Shea lists Eagle Ridge Elementary, Cresthill Middle School and Highlands Ranch High School for its Lyric neighborhoods. Always confirm school assignments with the district for a specific address.

Does Shea Homes pay a buyer’s agent commission in Lyric?
Shea Homes pays a co-op commission to a buyer’s agent who is properly registered. No builder publishes its rate, and it can vary. We confirm the co-op with the builder before you sign a contract.
Can I still get a rebate if I already visited a Lyric model home?
It depends on the builder’s registration rules. Shea Homes requires your agent to physically accompany you on your first visit, so a solo visit may mean registration is already lost. If you visited alone, call us and we will check, but we cannot promise it can be fixed.
