Do you need a Realtor to buy in Macanta?
No, you can buy directly from Toll Brothers, Lennar or Taylor Morrison in Macanta. But the builder’s sales team works for the builder. On new construction the builder pays the buyer’s agent commission, so having your own agent costs you nothing, and with EZ Agents you get 50% of that commission back at closing.
The catch is timing. Most builders require your agent to be registered before or at your first visit. If you walk into a Macanta sales center alone, the builder may treat you as unrepresented, and you can lose the ability to have an agent paid, and with it the rebate.
About Macanta
Macanta is a master-planned community on the east side of Castle Rock in Douglas County, developed by Hines. It sits on the east side of Founders Parkway near Crowfoot Valley Road and Macanta Drive, with I-25 reached via Founders Parkway. Hines describes it as a 1,200-acre community with 968 planned lots for single-family homes and custom homesites.
Open space is the main draw. McMurdo Gulch borders the community, and the developer’s site describes 1,000 acres of open space with scrub oak and ravines, 13 miles of hiking and mountain bike trails, and a planned 450-acre Macanta Regional Park. The amenity center includes a fitness center and a resort-style pool, and builders list parks, play areas and trails within the neighborhoods.
Homes in Macanta are in Douglas County School District. Castlewood Canyon State Park is nearby, and shopping and dining in Castle Rock are a short drive away.

Register your agent before your first visit
