Do you need a Realtor to buy in Heron Lakes?
No, you can buy directly from the builder. But on new construction the builder pays the buyer’s agent commission, so having your own agent costs you nothing. About Heron Lakes
Heron Lakes is a master-planned golf community on the northwest side of Berthoud in Larimer County, with access to US 287 and I-25. The plan covers roughly 880 acres and calls for about 1,400 homes at full buildout, in a mix of custom estate lots, villas, townhomes and low-maintenance detached homes. Parts of the community are gated.
The centerpiece is TPC Colorado, an 18-hole championship course and home of the Ascendant tournament. The community is also built around three reservoirs with about 4.5 miles of shoreline for fishing, boating and paddleboarding, plus 8.7 miles of trails for hiking and biking, including a section of the Colorado Front Range Trail. More than 130 acres are set aside as parks and open space.
The clubhouse has three dining options, a resort-style outdoor pool and a fitness center. Homes in the Toll Brothers section are served by Thompson School District. Toll Brothers’ sales center is at 2843 Newfound Lake Road, Berthoud.

Does Toll Brothers pay buyer agent commission in Heron Lakes?
Toll Brothers pays a co-op commission to a buyer’s agent who is properly registered. No builder publishes its rate, and it can change, so we confirm the co-op with the builder before you sign a contract.
Can I still get a rebate if I already visited the Heron Lakes model?
It depends on the builder’s registration rules. Toll Brothers asks that your agent be registered at your first visit. If you already visited alone, call us and we will check, but your registration may already be lost.
Do I have to golf to buy in Heron Lakes?
