Do you need a Realtor to buy in Westerly?

About Westerly
Westerly is a master-planned community in the Town of Erie, developed by Southern Land Company. It covers nearly 800 acres along Erie Parkway, with the newer North Westerly section bordered by Erie Parkway, County Road 10, County Road 5 and County Road 7. Home sales began in 2023, and the community is planned for more than 3,000 homes at buildout, including single-family homes, townhomes and villas.
The main amenity center is The Waypoint at 86 Westerly Boulevard, which opened in October 2024. It has more than 6,100 square feet of indoor space with a fitness studio, remote workspaces and a community room, plus a resort-style pool, a 17-seat hot tub and fire pits. A second amenity center is planned on the north side of Erie Parkway, along with a village center for shops and restaurants.
Outdoors, Westerly has pocket parks, open space and trails, with plans for more than 50 acres of parks and open space and about seven miles of trails. The developer points to connections toward the Coal Creek Trail and the Erie Singletrack, and many homesites look west to Longs Peak and the Front Range.
Westerly is in the St. Vrain Valley School District. The developer has also set aside 12.5 acres for a middle school site in partnership with the district.
