Do you need a Realtor to buy in Solstice?
No, but having one costs you nothing. Shea Homes pays a co-op commission to a buyer’s agent who is properly registered. With EZ Agents, you get an experienced negotiator plus 50% of that commission back at closing.
The catch is timing. Shea Homes requires your agent to physically accompany you on your first visit. If you walk into the Solstice model homes alone, you may be treated as unrepresented, and the chance to have an agent paid (and to get a rebate) can be gone.
About Solstice
Solstice is a master-planned community in Littleton, in Douglas County, just south of Chatfield State Park and east of the southern end of Chatfield Reservoir. Shea Homes is both the master developer and the builder. The community was planned for about 1,100 single-family homes on roughly 380 acres, with more than 130 acres of open space. To reach the sales offices, take Santa Fe Drive (U.S. 85) to Titan Parkway and head west to Eagle River Street. C-470 is a short drive north.
The centerpiece is The High Line House, a clubhouse with a fitness center, a resort-style pool, pickleball courts and an event lawn with Front Range views. Solstice Linear Park, about 37 acres, runs through the community along the historic High Line Canal, and neighborhood parks and trails connect the collections. Chatfield State Park and Denver Botanic Gardens Chatfield Farms are close by.
Solstice is in Douglas County School District. Shea lists Coyote Creek Elementary or Trailblazer Elementary, Ranch View Middle School and ThunderRidge High School as the assigned schools; confirm boundaries with the district for a specific homesite. Shea lists the HOA at $164.25 per month, which includes a $40 metro district fee, and estimates property tax at about 1.19% of the purchase price.
Model homes are in two places: Harmony and Stargaze at 9110 Lake Breeze Drive, and Horizon and Reflection at 9240 Lake Breeze Drive, Littleton, CO 80125.

Register your agent before your first visit
- Shea Homes: your agent must physically accompany you on your first visit to the sales office. Registration protection lasts 90 days.
- This applies to every Solstice collection, since all four are Shea Homes products.
- Browsing online is fine. The first in-person visit is what counts, so call before you drive out to Lake Breeze Drive.

Can I still get a rebate if I already visited the Solstice model homes?
It depends on the builder’s registration rules. Shea Homes requires your agent to be with you on your first visit, so if you visited alone, registration may already be lost. Call us and we will check with the builder before you go back.
